TENANTS ARE CUSTOMERS
The Golden Rule of being a Landlord.
It's not just sellers who suffer because of open-for-inspections, it's tenants too.
We were renting a property that was being sold and we were told that we could not refuse an open-for-inspection being conducted every week, as well as frequent inspections in the evenings.
So much for quiet enjoyment of the property.
When I voiced my concerns about the possibility of theft, the agent told me he had never heard of robberies being committed during 'opens'. Ever.
Further, he vehemently resisted my efforts to conceal my portable and attractive items by covering them over with sheets. He really resented my husband and I being home during these inspections.
He tried to photograph inside our home and post it on the internet without our permission. I was so stressed and upset during this whole period. The landlord disregarded the years we had spent in the property, taking good care it and paying our rent on time.
The agent blamed us for his inability to sell the home and told the landlord that we were deliberately hampering efforts to sell the home.
Sadly, neither the agent nor the landlord consider that 'opens' make tenants vulnerable; emotionally, physically and financially. Our insurance company told us that we would not be covered against theft during an open.
I wonder how people are so naive to allow strangers to wander through their homes. It's a basic rule of safety. As children our parents tell us never to open the door to strangers.
Unfortunately, tenants do not have the right by law to protect their possessions or their feelings, even while they continue to pay full rent.
I encourage investors to consider the impact on tenants when selling. There is a personal cost to the people who think of your investment as their home.
RESPONSE
All property investors should realise that taking care of their tenants (who, in reality, are their customers) - at all stages of the tenancy - is one of the best financial decisions they can make.
A cranky tenant can easily thwart a sale or, worse, cause a property to be sold for thousands less than it could have been sold.
Golden Rule of Landlords - Select nice tenants and always be very nice to them.
