UPDATE - October 7, 2005. The Melbourne Property Expo, which kicks off today, is suddenly a whole lot safer with the news that Stephen Cleeve and his band of shysters are NOT going to be there.

Stephen James Cleeve is an international conman who travels the world in search of victims for his financial scams.
In the nineties, Cleeve was involved in whisky scams. These days, he's involved in property scams with a mob named European Land Sales ELS).
One of Cleeve's ploys is to infiltrate lifestyle and investment exhibitions. Last weekend, he booked stand Number One at the Perth Money Expo. As soon as consumers walked into the expo, Cleeve and his gang were ready to pounce.
But, last weekend, something went very wrong for Cleeve - and very right for consumers.
The minute they learned he was heading their way, the West Australian regulators were determined to protect their state's consumers.
Investigators from the Department of Consumer and Employment Protection quickly gathered evidence and, within hours, issued a warning to consumers. "I urge people to steer clear of these property promoters," said the state's Consumer Protection Commissioner Patrick Walker.
Cleeve was also stopped from peddling his property scam in Western Australia.
By the end of the first day of the three-day Expo, Cleeve and his ELS gang were dismantling their spruiking stand and packing their bags.
Late on Friday, a senior federal regulator said that warnings about Cleeve and European Land Sales are being sent to all of Australia's state consumer protection agencies.
Let's hope they all act as swiftly and effectively as their Western Australian counterparts.
